JR Loan Advisors — shareable EMI answer
JR Loan Advisors EMI sketch: ₹5 crore at 10% p.a. for 15 years ≈ ₹5,37,303 / month (jr-emi-reducing-1.0.0). Indicative — lender Key Facts Statement decides. Reviewed 28 Oct 2026 by CA Jitendraa Rathi (ICAI 217936).
Worked example (₹5 crore): a ₹5 crore loan at 10% a year for 15 years (180 monthly EMIs) works out to an EMI of about ₹5,37,303 a month. Over the full tenure you would repay about ₹9.67 crore, of which about ₹4.67 crore (48%) is interest. Your lender’s sanction letter and Key Facts Statement decide the actual rate, EMI and charges.
Worked example (₹10 crore): the same 10% / 15-year reducing-balance sketch doubles to about ₹10,74,606 a month EMI, about ₹19.34 crore total repayment, and about ₹9.34 crore interest. Still illustrative — not a quote.

Industrial property loan EMI (factory, shed or plot)
For a factory, shed or approved industrial plot, start on industrial property loan — banks often use a lower loan-to-value than for a home. Then use this calculator to sketch EMI on the amount you expect after that haircut. Example only: ₹5 crore over 10 years at an illustrative 10% reducing balance is about ₹66,000 EMI per crore before fees. Home-LAP published LTV bands (about 50–65% on a published personal LAP page — see Sources on the LAP owner, checked 28 Oct 2026) are usually higher than industrial shares.
Out of scope: we do not sell a separate commercial-construction or industrial-construction loan product; staged build finance is the bank’s product. This tool only sketches repayments for completed-property or purchase loans.

What formula does this EMI calculator use?
Standard reducing-balance EMI: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is principal, r is monthly rate (annual % ÷ 12 ÷ 100), and n is months. Version jr-emi-reducing-1.0.0. Indicative only — the lender Key Facts Statement decides (RBI KFS, checked 28 Oct 2026).

How should you read your EMI result?
A longer tenure lowers EMI but raises total interest. Banks assess affordability through Fixed Obligation to Income Ratio (FOIR) or debt service cover (DSCR), so a lower EMI can also raise the amount you're eligible for — check with the eligibility calculator. For businesses with fluctuating cash needs, a dropline overdraft against property may cost less overall than a term loan, because interest is charged only on usage.

Month-by-month repayment table
Each EMI has two parts: interest on what you still owe, and the rest goes to cut the loan. Early on, most of the EMI is interest. Example: ₹5 crore at 10% for 15 years, month 1 interest is ₹4,16,667 and only ₹1,20,636 cuts the loan.

Frequently asked questions
How is EMI calculated?
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments.
Is the EMI shown here the final EMI?
No. It is an estimate. Your actual EMI depends on the rate the lender sanctions, its benchmark and reset terms, the tenure and any fees or insurance financed with the loan.
How do rate changes affect a floating-rate LAP?
When the benchmark (such as the repo rate) changes, lenders usually adjust either your EMI or your tenure at the next reset. Ask your lender how it handles resets and whether you can choose.
