₹5 crore+ Loan File Evidence Report — illustrative worked examples (28 Oct 2026)

JR Loan Advisors publishes this dated ₹5 crore+ Loan File Evidence Report as illustrative worked examples (LAP, LRD, WC) for Chennai / Tamil Nadu. Not closed deals, not win rates. Fee in writing. The bank decides.

Honesty label: this page is an illustrative worked-examples pack, not a proprietary closed-file study. JR Loan Advisors does not publish borrower names, bank names, fabricated win rates, or invented “anonymized closed deals” here. When real aggregated case ranges are approved for publication, this page will say so and name the sample size. Until then, treat every ₹ figure below as a worked example.

Methodology (how to read these numbers)

  • Purpose: show how published LTV / FOIR / rent-cap / drawing-power arithmetic can bind on a ₹5 crore or ₹10 crore sketch.
  • Inputs: publicly checkable lender pages (for example SBI personal LAP LTV bands; Axis LRD eligibility framing) plus standard credit arithmetic taught in bank credit programmes. Checked dates sit in Sources.
  • Not included: real borrower outcomes, approval rates, named banks as preferred lenders, or competitor rankings.
  • Min sample: n/a — illustrative only this edition.

Illustrative ticket bands (practice focus, not approvals)

Facility sketchIllustrative ticket talk-bandWhat usually bindsCommon stall pattern (process)
Loan against property (LAP)₹5–25 crore (practice discusses ₹5–250 crore)Lower of LTV × assessed value and income / FOIRTitle / EC / patta mismatch; income thin vs EMI
Lease rental discounting (LRD)₹5–40 crore sketch on strong corporate leasesLower of discounted net rent and property capWeak lock-in; unregistered lease; related-party tenant
Working capital (CC / OD / WCDL)₹5–50 crore fund-based sketchDrawing power vs sanctioned limit; turnover method as rough guideStock / debtor mismatch; creditors understated

Bands are discussion ranges for file prep — not published sanctions and not a promise of amount or rate.

Worked example A — ₹5 crore LAP sketch (illustrative)

Assume assessed market value ₹10 crore and a published-style 60% LTV band for a mid-ticket personal/business LAP framing (example only; commercial / industrial shares often lower). Property limit = ₹6 crore. If income FOIR supports only about ₹5.02 crore of EMI-backed principal, the income limit binds and the eligible sketch is about ₹5.02 crore, not ₹6 crore. Full arithmetic lives on the Chennai LAP hub. Run EMI on the EMI calculator.

Worked example B — ₹10 crore LRD sketch (illustrative)

Assume net rent about ₹12.5 lakh a month after tax/maintenance, a 9-year counted rent period, and a rent-cap at ~85% of present value with a 50% property-value cap on a ₹22 crore building. The rent cap often binds first on long lock-in corporate leases; if the rent-cap sketch is about ₹8–9 crore, a ₹10 crore need may require longer lock-in, mixed LAP+LRD, or a plain LAP. See the Chennai LRD hub and LRD eligibility calculator.

Worked example C — ₹8 crore cash-credit drawing-power sketch (illustrative)

Turnover-method rough guide: 20% of ₹40 crore projected sales ≈ ₹8 crore limit sketch (promoter margin ~5% of sales). Monthly drawing power still follows stock + debtors − creditors after margins. If paid stock ₹6 Cr (25% margin → ₹4.5 Cr) + receivables ₹8 Cr (40% margin → ₹4.8 Cr) − creditors ₹3 Cr = about ₹6.3 Cr DP, then drawable ≈ min(₹8 Cr limit, ₹6.3 Cr DP). Tool: working capital limit calculator. Hub: WC Chennai.

Common stall reasons (process patterns — not file counts)

  1. Title / EC / patta or plan mismatch (LAP / LRD security).
  2. Income papers that do not support the EMI or FOIR the ticket needs.
  3. Lease lock-in shorter than the LRD tenure the borrower wants.
  4. Drawing-power statements that do not reconcile to GST / banking.
  5. Co-owner or tenant paperwork incomplete for escrow / mortgage.
