Can warehouse rent in Sriperumbudur support an LRD loan?

Yes when a company tenant pays registered rent into escrow and the lock-in covers most of the tenure. JR Loan Advisors (ICAI 217936) sizes the rent-escrow file for warehouses in Sriperumbudur / Oragadam corridors the same way as Chennai LRD — net rent vs property cap. Fee in writing. Should I take LRD or a plain LAP on my leased Chennai property?

Take LRD when the rent is strong enough to repay the loan by itself. Take LAP when it isn’t, or when you need more than the rent can carry. Process-only — no rates invented here. The bank decides.

When LRD usually works or fails (detail)

LRD usually works when all of these are true:

  • the tenant is a company with a track record, such as a listed company, an MNC, a bank, a PSU, or a large retail, healthcare or IT/ITeS business;
  • the lease is registered and the rent shows up in your bank statements every month;
  • the lock-in (the period the tenant cannot leave) covers most of the tenure you want;
  • the tenant will sign an escrow or three-way letter (you, the bank, and the tenant) to pay rent to the lender’s account;
  • the building has a clear title, an approved plan, and completion or occupancy proof that matches how it is used.

LRD usually fails, or gets sized down, when:

  • the tenant is your own group company or a relative’s firm paying above-market rent;
  • the lease is unregistered, renews every 11 months, or the lock-in is shorter than about 3 years;
  • a large refundable deposit has to be returned when the tenant leaves;
  • you need more money than the net rent can repay over the tenure.

In those cases a plain LAP that counts your business or professional income as well as the rent is often the better structure.

Loan against leased property in Chennai?

Can I get a loan against leased property in Chennai?

Yes. Most loan against leased property, loan against rented property and lease loan enquiries in Chennai fall into one of these property types, and each raises its own lender questions:

Leased propertyWhat lenders look at firstUsual route
Office floor or building let to a companyTenant’s standing, registered lease, lock-in, escrow consentLRD
Showroom or retail space let to a chainLease tenure, renewal and exit clauses, the chain’s other storesLRD
Warehouse or godownLand use and building approval for warehousing, tenant fit-outs excluded from valueLRD (see warehouse rental loan)
Mixed building let floor by floor to small tenantsRent in bank credits and returns, approvals for each useLAP on rental income
Residential flats or houses let to familiesRent as income, title and planLAP on rental income

A leased property can also secure a plain LAP when the rent is weak. If you are buying a property that is already let, see our commercial property purchase loan in Chennai page.

Which tenants qualify for LRD in Chennai?

Which tenants qualify for an LRD loan in Chennai?

Lenders look at who pays the rent before they look at the building. They prefer listed companies, MNCs, banks and PSUs, large retail and healthcare chains, and established IT/ITeS firms. Some banks write this into the product. One published LRD eligibility page, for example, says the lessee must be a company as defined under the Companies Act and that only ready commercial property is funded (see Sources).

Typical Chennai patterns:

AreaTypical LRD tenants
OMR, Perungudi, Taramani, Sholinganallur, SiruseriIT/ITeS and GCC office leases
Guindy, Anna Salai, Nungambakkam, Mount RoadBanks, corporate offices, retail and healthcare chains
Ambattur, Oragadam, Sriperumbudur, Ponneri beltWarehousing, logistics and manufacturing tenants
High streets and mallsLarge retail brands (case by case, revenue-share leases are reviewed carefully)

A proprietorship or small partnership tenant, or a tenant with little operating history, is usually assessed as LAP with rental income, not pure LRD.

What is the eligibility for an LRD loan?

What is the eligibility for an LRD loan?

As of Oct 2026, LRD loan eligibility comes down to four checks a credit desk runs, in this order:

  1. Property: a ready commercial property (office, showroom, warehouse) in your name or your company’s, with clear title, approved plan and completion or occupancy proof.
  2. Tenant: a creditworthy lessee; many lenders want a company, as one published LRD eligibility page states (see Sources).
  3. Lease: registered, with a lock-in and residual term that cover most of the proposed tenure, and clear escalation.
  4. Escrow: the tenant agrees to pay rent into the lender’s escrow account or sign a three-way letter (you, the bank, and the tenant).

The loan amount is the lower of the discounted net rent and the lender’s cap on property value; each lender sets its own ratios. For a quick size check, use the LRD eligibility calculator. We work on LRD requirements of ₹5 crore and above.

Why lock-in and escrow matter in LRD

Why do lock-in and escrow matter so much in LRD?

The lock-in is the only rent the lender can really count on. After it ends the tenant can leave on notice. Many lenders keep the tenure within the lease time still left and size the loan mainly on rent receivable during the lock-in. Rent after the lock-in, if they count it at all, usually gets a haircut.

The escrow or three-way letter (you, the bank, and the tenant) is the second test. In it the tenant agrees to pay rent into an account the lender controls. The lender takes the EMI first and releases the surplus to you. If the tenant’s legal team will not sign the lender’s format, the case often stops here. Raise it with the tenant early.

Before you sign or renew a lease that you may later discount, check that:

  1. the lock-in runs at least as long as the loan tenure you will want;
  2. escalations are fixed (for example, a set percentage every three years), not “mutually agreed”;
  3. the lease lets you assign or redirect rent to a lender, and says the tenant will sign an escrow or three-way letter (you, the bank, and the tenant);
  4. termination clauses for the tenant are narrow during the lock-in;
  5. the security deposit amount is reasonable, because lenders often deduct the refundable deposit from the eligible loan.
How banks size LRD on net rent

How do banks calculate the LRD loan amount on net rent?

A credit desk works in four steps:

  1. Net rent: rent receivable, minus TDS deducted by the tenant, minus property tax and maintenance you pay as owner (as per lender policy). GST collected on rent is a pass-through and is not counted as income.
  2. Present value: the net rent over the loan tenure (usually not beyond the lease time still left) is discounted to today’s value at a rate linked to the loan rate.
  3. Rent cap: the bank lends a share of today’s value of future rent. One bank’s published rule, for example, is about 85% of that value. Example only — each bank decides.
  4. Property cap: the loan is also capped at a share of the property’s market value (50% in one published LRD rule — see Sources). The lower of the two caps is the eligible loan. Many lenders also deduct the refundable security deposit.

Other lenders use their own percentages, discount rates and deductions. There is no universal LRD ratio, and the lender decides the final figure.

Worked example (illustrative numbers, not a quote)

All figures are assumptions to show the arithmetic. They are not an offer, a rate or any lender’s policy.

An owner has an office on OMR leased to a listed IT company.

ItemIllustrative figure
Gross rent₹10,00,000 a month
Residual lease / lock-in8 years, all within lock-in
Escalation15% after 2 more years
TDS deducted by tenant (assumed 10%)₹1,00,000 a month
Owner-paid property tax and maintenance₹50,000 a month
Net rent₹8,50,000 a month (₹9,85,000 after escalation)
Discount rate and loan rate (assumed)9.5% a year, 96 months
Present value of net rentabout ₹6.31 crore
Rent cap at 85% of present valueabout ₹5.37 crore
Market value of property₹15 crore
Property cap at 50% of value₹7.50 crore
Eligible LRD (lower of the two)about ₹5.37 crore
EMI on ₹5.37 crore at 9.5% over 8 yearsabout ₹8.0 lakh a month, covered by ₹8.5 lakh net rent

The rent cap binds, not the property. If the owner needs ₹7 crore, LRD alone will not get there. The options are a longer lease and lock-in, a mixed structure, or a LAP that also counts business income.

If the same office were worth only ₹9 crore, the property cap (50% = ₹4.50 crore) would bind instead. If the tenant had a ₹60 lakh refundable deposit and the lender deducted it, the eligible loan would fall by that amount. Run your own EMI numbers on the EMI calculator.

Stamp duty and registration on a commercial lease (TN)

What stamp duty and registration fee apply to a commercial lease in Tamil Nadu?

LRD lenders want a registered lease. Under Section 17(1)(d) of the Registration Act, 1908, leases of immovable property from year to year, for any term over one year, or reserving a yearly rent must be registered. An unregistered 11-month agreement usually cannot support LRD.

For Tamil Nadu (Indian Stamp Act, 1899, Article 35, as amended for the state):

Lease termStamp dutyRegistration fee
Below 30 years1% of rent, premium, fine or advance, plus security deposit (deposit included from 3 May 2024)1%, maximum ₹40,000
30 to 99 years4% on the same base1%, maximum ₹40,000
Above 99 years / perpetual7% on the same base1%, maximum ₹40,000

Illustrative: a 9-year lease at ₹10 lakh a month with 15% escalation every 3 years totals about ₹12.50 crore of rent. Add a ₹60 lakh deposit and the base is about ₹13.10 crore, so stamp duty at 1% is about ₹13.1 lakh and the registration fee is capped at ₹40,000. Check the exact base and current rates with the Sub-Registrar or on TNREGINET before you execute. The Tamil Nadu tenancy portal says no registration fee applies to tenancy agreements registered under the state tenancy law, but commercial leases used for LRD are normally registered at the Sub-Registrar office. Confirm which applies to your lease.

Documents lenders ask for in a Chennai LRD case

What documents do lenders ask for in a Chennai LRD case?

Property: title deed and link documents (30 years where available), encumbrance certificate, patta, approved building plan (CMDA or local body), completion or occupancy proof, latest property tax and electricity bill receipts. See Tamil Nadu property documents explained.

Lease: the registered lease deed with all addenda, the rent escalation schedule, the security deposit receipt, and the tenant’s escrow or three-way consent in the lender’s format.

Rent proof: 6–12 months of bank statements showing rent credits (one published page lists 6 months — see Sources) and Form 26AS or AIS showing the TDS on rent.

Owner: KYC, two years of ITRs with computation and financials, and for firms or companies the partnership deed or board resolution, MOA/AOA and shareholding.

Existing loan (for BT): sanction letter, a 12-month loan account statement and the list of documents held by the current lender.

Why Chennai LRD files stall or get cut down

Why do Chennai LRD files stall or get cut down?

These are the usual reasons a rent-backed loan stalls:

  • Short or soft lock-in: the tenant can leave in 12–24 months, so the lender counts little rent.
  • Related-party tenant: rent paid by your own company is checked against market rent and may be reduced or treated as LAP income.
  • Rent vs bank credits mismatch: the lease says one figure but bank credits show another, or rent comes in late or irregularly.
  • Large refundable deposit: it is deducted from eligibility.
  • Use vs approval mismatch: for example, a residential approval used as an office, deviations from the plan, or no completion certificate.
  • Title gaps: a missing link document, EC entries not cleared, or a patta not in the owner’s name. These are the same legal risks as in LAP.
  • Escrow refusal: the tenant won’t sign the lender’s three-way format.
  • Single-tenant concentration: one tenant with a broad exit clause in a large building.

Most of these can be fixed before the file goes to a lender: register the lease, align the plan, get the escrow format pre-cleared with the tenant, and present net rent correctly.

Move an existing LRD or take a top-up?

Can I move an existing LRD to another lender or take a top-up?

Yes. A balance transfer or top-up of an LRD is assessed again on today’s rent and the remaining lock-in. It usually makes sense:

  • after rent escalations have raised net rent above what the original sanction assumed;
  • after a lease renewal with a fresh, longer lock-in;
  • when a stronger tenant replaces the old one;
  • when your current pricing is well above what your tenant and lease profile now command.

Before switching, compare the total cost (rate, processing, legal and valuation, stamp duty on the new mortgage, and any foreclosure charge in your current sanction terms). Confirm that the tenant will sign a fresh escrow letter for the new lender. Read the LAP balance transfer and top-up checklist and our balance transfer service.

Should I take LRD or a plain LAP on my leased Chennai property?

Choose LRD when the tenant is a strong company, the lease is registered, the lock-in covers most of the loan tenure and the tenant will sign an escrow or three-way letter (you, the bank, and the tenant). Choose plain LAP when the tenant is weak or related, the lease is short or unregistered, or you need more than the rent can service and have other income.

Is a loan against rental income the same as LRD?

Usually, yes. Loan against rental income, loan against lease rentals, lease discounting and rent discounting are names for the same product: a term loan repaid from rent the tenant pays into the lender's escrow. Some lenders also call a LAP assessed on rental income a rental loan, which is a different product with no escrow.

Which tenants qualify for an LRD loan in Chennai?

For an LRD loan in Chennai, lenders prefer listed companies, MNCs, banks, PSUs, large retail and healthcare chains and established IT/ITeS firms. Some bank product rules require the lessee to be a company; one published LRD eligibility page, for example, says the lessee must be a company under the Companies Act. Proprietor or small-partnership tenants are usually assessed as LAP with rental income.

What is the eligibility for an LRD loan?

As of Oct 2026, LRD loan eligibility rests on four things: a ready, clear-title commercial property you own; a registered lease to a creditworthy tenant (many lenders want a company); a lock-in and remaining lease term that cover most of the loan tenure; and a tenant willing to pay rent into the lender's escrow. The amount is the lower of the discounted net rent and the lender's cap on property value. Each lender sets its own ratios.

Why do lock-in and escrow matter so much in LRD?

The lock-in is the period the tenant cannot exit, so it is the rent the lender can rely on. Many lenders size the loan mainly on rent within the lock-in and keep the tenure within the lease time still left (residual lease). The escrow or three-way letter (you, the bank, and the tenant) routes rent to the lender, which takes the EMI first and releases the surplus to you.

How do banks calculate the LRD loan amount on net rent?

They start from rent actually receivable, deduct TDS, owner-borne property tax and maintenance as per policy, and often the refundable security deposit. They take the present value of that net rent over the tenure and lend a share of it. A second cap applies on property value, and the lower of the two is the eligible loan.

What stamp duty and registration fee apply to a commercial lease in Tamil Nadu?

For a lease below 30 years, stamp duty under Article 35 is 1% of the rent, premium, fine or advance and, from 3 May 2024, the security deposit payable. The registration fee is 1%, capped at ₹40,000 per the Tamil Nadu Single Window Portal schedule. Leases over one year must be registered under the Registration Act, 1908. Confirm current rates on TNREGINET.

What documents do lenders ask for in a Chennai LRD case?

Title deed and link documents, encumbrance certificate, patta, approved plan and completion or occupancy proof, property tax and electricity bill receipts, the registered lease and addenda, 6–12 months of bank statements showing rent credits, tenant details, the owner's KYC, ITRs and financials, and the tenant's escrow or three-way consent.

Why do Chennai LRD files stall or get cut down?

Common reasons are unregistered or short lock-in leases, related-party tenants paying above-market rent, large refundable deposits, a mismatch between plan approval and actual use, title or EC gaps, a single tenant with a weak exit clause, rent not matching bank credits, and a tenant who will not sign the escrow letter.

Can I move an existing LRD to another lender or take a top-up?

Yes. A balance transfer or top-up of an existing LRD is re-underwritten on today's rent and residual lock-in. It can help after escalations, a renewal with a longer lock-in or a better-rated tenant. Check foreclosure terms, the new lender's total cost and the tenant's willingness to sign a fresh escrow letter before you switch.

Does JR Loan Advisors charge a fee for LRD advisory?

You may pay us a fee. We tell you the amount in writing before we start. Sometimes the bank also pays us. If it does, we tell you. The bank decides whether to lend, the amount and the rate.

Bank or NBFC for my Chennai LRD — what changes in the process?
