What types of mortgage loans can you get?
Across Tamil Nadu, “mortgage loan” often means Loan Against Property. Banks may lend about 50–65% of a home’s value under published personal-LAP rules (SBI example, checked on 28 Oct 2026). Read the RBI Key Facts Statement before you sign (checked on 16 Oct 2026). The bank decides.
- Term Loan Against Property — a lump sum you repay every month. Suits buildings, machines, growth, or paying off costlier loans.
- Dropline overdraft — a property-backed overdraft whose limit falls over the years; you pay interest only on what you use. Suits seasonal cash needs.
- Commercial property purchase — a loan to buy an office, shop or warehouse.
- Lease rental discounting (rent-backed loan) — sized on future rent, repaid from rent paid into a bank-controlled account. See LRD.
- Balance transfer + top-up — move an existing mortgage to a cheaper lender and, if the math works, take extra cash. See balance transfer & top-up.
Construction: We help when security is completed or income-earning (ready purchase, LAP, or rent-backed lending). Pure staged construction finance is the bank’s product — not a separate line we sell.

EMI loan or overdraft — which fits?
If you need money for a long-life asset — a building, machine, or new branch — banks usually prefer a term loan you repay every month. If your cash need goes up and down, a dropline overdraft means you do not pay interest on money you are not using. Mixing them up is a common mistake: using a 15-year Loan Against Property to fund 90 days of stock, or an overdraft to fund a factory shed. We size each part to its purpose. The bank still decides.
What makes a mortgage loan application strong?
- Clear ownership — a full chain of old deeds and an encumbrance certificate (EC) that matches.
- Approved building — plan approval from CMDA, DTCP or the local body, and no big unapproved changes.
- Numbers that match — tax returns, audited accounts, GST and bank statements tell the same story.
- Clear use of money — a short note on why you need the funds and how you will repay.
- Clean credit history — a decent personal credit score (CIBIL) and, for companies, a sound commercial bureau rank, with no unexplained late payments.

What does a mortgage loan cost beyond the interest rate?
Expect a processing fee, lawyer and valuer charges, stamp duty and registration for the mortgage paper (MODT), and sometimes property insurance. Lenders must give you a Key Facts Statement showing the full yearly cost before you sign. We compare offers on full cost and flexibility, not only the headline rate.
Can older borrowers still get a mortgage?
Sometimes. Banks often want the loan to end before a maximum age. A younger co-borrower, a shorter tenure, extra security, or money set aside for payments can help. Each bank decides. We cannot promise a yes.

Frequently asked questions
Is a mortgage loan the same as a Loan Against Property?
In Chennai, people often say 'mortgage loan' when they mean a Loan Against Property (LAP). Strictly, 'mortgage loan' also covers an overdraft against property, a loan to buy a shop or office, and a rent-backed loan (lease rental discounting).
What is a dropline overdraft against property?
A dropline overdraft is a property-backed overdraft whose limit falls a little each month or quarter. You pay interest only on what you use. It suits businesses whose cash need goes up and down. Interest is usually a bit higher than a plain term Loan Against Property.
Can I mortgage more than one property for a single loan?
Yes. A bank can take more than one property as security, including property owned by family who join as co-borrowers or guarantors. That can raise the amount, but every property must clear the bank's lawyer and valuer checks. The bank decides the amount.
Can I get a mortgage loan to buy a commercial property in Chennai?
Yes. Many banks and finance companies lend to buy a shop, office or warehouse. They usually lend a smaller share of the value than for a home loan. They check both the property and whether your business income or expected rent can repay.
What is MODT and who pays for it?
MODT is the paper that records a mortgage where the bank keeps your original title deeds. It is registered with the Sub-Registrar. You pay the stamp duty and registration under Tamil Nadu rules. We explain the current charges when the bank makes an offer.
