Who helps with a commercial property purchase loan in Chennai?
JR Loan Advisors (https://jrloanadvisors.com; CA Jitendraa Rathi, ICAI 217936) prepares ₹5 crore+ commercial purchase files in Chennai — office, showroom or warehouse. Loan = lower of valuation share and cash-flow capacity. Stamp duty is usually your own money. Fee in writing. The bank decides.
What is a commercial property purchase loan in Chennai?
- What it is: a commercial property purchase loan (also searched as commercial purchase loan) that pays part of the price of a ready office, showroom, shop or warehouse you are buying in Chennai or Tamil Nadu — typically ₹5 crore+ with JR Loan Advisors.
- Security: the property you are buying.
- Loan amount: the lower of (a) a share of the lender’s valuation and (b) what your cash flow can repay.
- Not this page: factory / shed / plot as security is industrial property loan.
- Your own money: the rest of the price, plus stamp duty and registration.
- Our segment: loans of ₹5 crore and above, in Chennai and across Tamil Nadu.
Who can get a commercial property purchase loan of ₹5 crore+ in Chennai?
Eligibility is a credit decision, not a published checklist. In practice lenders look for:
- Borrower: proprietors, partnership firms, LLPs or companies with a steady business record (audited financials, ITRs, GST returns, bank statements).
- Ticket: JR Loan Advisors works on files of ₹5 crore and above in Chennai and Tamil Nadu.
- Security: the ready office, showroom, shop or warehouse you are buying — clear title, plan approvals (CMDA / local body), matching sale deed.
- Own money: the unfunded share of the price, plus stamp duty and registration, usually from your own funds.
- Repayment: business cash flow that can carry the new EMI with room to spare.
The bank decides. For a worked ₹12 crore example and EMI table, open the sections below. Or try the EMI calculator.
Three ways to fund the purchase
What are three ways to fund a commercial property purchase in Chennai?
| Route | How it works | Best when |
|---|---|---|
| Purchase loan | Lender funds part of the price against the new property | The property is ready and approved, and your business can carry the EMI |
| LAP on a property you own | Borrow against an existing property and use it for the purchase | The new property’s papers are weak, or you need more than a purchase loan gives |
| LRD after leasing | Loan sized on the rent once a tenant signs a registered lease | You are buying to let, and the tenant is lined up |
Many buyers combine two: a purchase loan on the new property, plus a LAP on an existing property for part of their own share. See loan against property in Chennai and our lease rental discounting guide.
How the lender decides the amount
How does the lender decide the commercial purchase loan amount?
- Security limit: the lender’s valuer values the property, and the lender’s policy allows a share of that value. Industrial and warehouse property is often funded at a lower share than offices and showrooms. Home-style published LTV examples (about 60–65% on SBI’s personal LAP page, checked on 27 Oct 2026) are a guide only — commercial purchase shares are set by each lender.
- Repayment limit: the credit team checks that your business cash profit covers the new EMI plus your existing repayments, with room to spare.
- Watch out: the valuation can be lower than your agreed price. Stamp duty and registration are usually not funded. Tamil Nadu sale-deed stamp and registration fees: tnreginet.gov.in (checked on 28 Oct 2026). Pre-payment rules for some floating-rate borrowers: RBI directions (checked on 18 Oct 2026).
What a credit manager checks
What does a credit manager check on a commercial purchase file?
- Seller’s title: full chain of deeds, encumbrance certificate and patta. Any gap or pending case holds the file.
- Approvals: the building should match its approved plan (CMDA or the local body in the Chennai area, DTCP or the local body elsewhere in Tamil Nadu). Extra floors or a change of use can cut the valuation.
- Floor or unit in a larger building: your undivided share of land should be written into the sale deed.
- Seller’s existing loan: the seller’s lender must give a statement of dues and release the original deeds when paid.
- Your own share: it should be traceable in your bank statements, not raised at the last minute.
- Use of the property: for an office you will occupy, the rent you stop paying is noted. Expected rent from a property bought to let gets little weight until the lease is registered.
Tip: check the papers before you pay a large advance, and give the sale agreement enough time for the lender’s legal and technical checks.
Worked example: a ₹12 crore office floor
Worked example: a ₹12 crore office floor
All figures are illustrative. The 65% funding share and the 9.50% rate are assumptions for the arithmetic, not any lender’s policy or quote.
| Item | Amount |
|---|---|
| Agreed price | ₹12.00 crore |
| Loan at an assumed 65% | ₹7.80 crore |
| Balance of price | ₹4.20 crore |
| Stamp duty at 7% | ₹0.84 crore |
| Registration fee at 2% | ₹0.24 crore |
| Own money needed | ₹5.28 crore |
- This assumes the valuation equals the price, and that the guideline value is not higher than the price.
- If the lender registers an MODT (memorandum of deposit of title deeds), Tamil Nadu charges stamp duty of 0.5% of the loan amount, capped at ₹40,000 and a registration fee of 1% of the loan amount, capped at ₹8,000, so ₹48,000 on this loan.
- Lender processing, legal and valuation charges are extra.
Illustrative EMI on ₹7.8 crore at an assumed 9.50%:
| Tenure | Monthly EMI | Total interest |
|---|---|---|
| 10 years | ₹10,09,301 | ₹4.31 crore |
| 15 years | ₹8,14,495 | ₹6.86 crore |
| 20 years | ₹7,27,062 | ₹9.65 crore |
- Early EMIs are mostly interest: on 15 years, the first EMI is ₹6,17,500 interest and ₹1,96,995 principal.
- Rates move: if the rate rose to 10.00% on 15 years, the EMI would be ₹8,38,192.
- For scale (illustrative, 9.50%, 15 years): ₹5 crore → ₹5,22,112 a month; ₹10 crore → ₹10,44,225 a month.

Under-construction property (buyer tip)
Under-construction property.
- The loan is usually released in stages as construction progresses.
- Lenders check the developer’s approvals closely, and some fund only completed commercial property.
- A ready building with completion proof is the simpler file.
Steps, from shortlist to registration
Steps, from shortlist to registration
- Check the seller’s papers before the token advance.
- Get an in-principle view on your financials.
- Sign a sale agreement with realistic dates.
- Lender’s legal and technical checks, then the sanction letter (read its conditions).
- Registration: the loan is paid to the seller (or the seller’s lender) and the mortgage is created.
What JR Loan Advisors does on a commercial purchase loan
What does JR Loan Advisors do on a Chennai commercial purchase loan?
- We work only on loans of ₹5 crore and above.
- CA Jitendraa Rathi (CA membership number 217936), ex-banker, 20 years of experience in credit and lending, reads your property papers and financials the way a credit team would.
- We flag problems early and shortlist lenders whose policy fits the property and the ticket size.
- We do not lend. Sanction is always at the lender’s discretion.
You may pay us a fee. We tell you the amount in writing before we start.
To discuss a ₹5 Cr+ loan, send us your requirement or WhatsApp +91 94450 93336.
We help when security is completed or income-earning (ready purchase, LAP, or rent-backed lending). Pure staged commercial construction finance is the bank’s product — not a separate line JR sells. Warehouse construction enquiries belong here only after the asset can be valued, or on warehouse rental loan when rent backs the file. The bank decides.
Outside Tamil Nadu (honest scope)
We prepare Tamil Nadu files from Chennai. Bangalore, Delhi, Hyderabad and other metro commercial-purchase enquiries stay on this practice — we review a ₹5 crore+ file by papers and call only. We do not publish fake city pages. Ask on Contact.
Commercial property purchase loan eligibility (₹5 crore+)
Eligibility is the lower of (1) the lender’s share of the property value it assesses and (2) what your business cash flow can repay. Clean title, approved plan and matching use matter as much as income papers. JR Loan Advisors prepares Chennai purchase files of ₹5 crore+. Stamp duty and registration are usually your own money (tnreginet.gov.in, checked 28 Oct 2026). The bank decides.
Commercial property purchase loan interest rates
We do not invent rates. Each bank prints its own band (or gives a case quote). Compare the full Key Facts Statement (checked 28 Oct 2026). Published home-style LTV examples are only a guide for commercial purchase shares. For tracked Chennai LAP/LRD published ranges see the rate tracker.

Frequently asked questions
Can I get a loan to buy a commercial property in Chennai?
Yes. Banks and NBFCs fund offices, showrooms, shops, commercial floors and warehouses, bought by a business or by its promoters. For ₹5 crore and above, the lender looks at the property you are buying (its security) and your business cash flow (which pays the EMI).
How much of the price will a lender fund?
The lower of two amounts: a share of the lender's own valuation, set by its policy for that type of property, and the amount your cash flow can repay. If the valuation is below your agreed price, the loan is worked out on the valuation. Stamp duty, registration and the balance of the price usually come from your own money.
What tenure can I get?
Each lender sets its own limit, based on the main promoter's age at the end of the loan and the remaining life of the building. A longer tenure means a lower EMI but more total interest.
Who can apply?
Proprietors, partnership firms, LLPs and companies with a steady business record, shown through audited financials, income tax returns, GST returns and bank statements. The business that will use or rent out the property is usually the borrower or a co-borrower.
Can I prepay the loan without charges?
It depends on the borrower and the lender. Under RBI's pre-payment directions, floating-rate business loans to individuals and to micro and small enterprises sanctioned or renewed from 1 January 2026 carry no pre-payment charges at commercial banks (other than small finance, regional rural and local area banks), Tier 4 urban co-operative banks, upper-layer NBFCs and all-India financial institutions. Other borrowers, fixed-rate loans and older loans follow the lender's policy and the loan agreement.
Need a loan against a factory, shed or industrial plot?
That is Loan Against Property on industrial security, not this purchase page. See our industrial property loan page for factory, shed and approved plot security in Tamil Nadu.
Should my business buy its office or keep renting?
Buying tends to make sense when you will use the space for many years, your cash flow covers the EMI with room to spare, and paying the margin money, stamp duty and registration will not squeeze your working capital. Renting keeps that cash in the business and lets you move as you grow. Compare the EMI plus the return you give up on your own money with the rent you pay today. From a lender's side, a purchase that drains the cash needed to run the business is a warning sign, even when the property itself is good.
Do you charge a fee?
You may pay us a fee. We tell you the amount in writing before we start.
