JR Loan Advisors helps Tamil Nadu businesses raise ₹5 crore to ₹250 crore against industrial property. This page is Loan Against Property scope — factory, shed or plot as security — not a new product.
What is an industrial property loan on a factory, shed or plot in Tamil Nadu?
- Factory land and buildings in SIPCOT, SIDCO or private industrial estates with clear title and zoning.
- Industrial sheds used for making, assembling or storing goods, with approved plans.
- Approved industrial plots (non-agricultural) — some lenders accept these at a lower share of value.
Typically not accepted: farm land, unapproved layouts, disputed title, and major unapproved construction. Tamil Nadu checks (patta, EC, plan approval) are in our property documents guide.
How do banks size an industrial property loan?
- Property limit — the valuer sets a market value; the bank applies its industrial loan-to-value (often lower than for a home). Published home-LAP LTV examples (about 60–65% on SBI’s personal LAP page, checked on 27 Oct 2026) are usually higher than industrial shares.
- Income limit — what the business can repay from cash flow after other debts.
- The bank lends the lower of the two. Ranges are examples only.

How do I estimate EMI on an industrial property loan?
Use the free EMI calculator with the amount you expect after industrial loan-to-value (often lower than home LAP). Example only: on ₹5 crore for 10 years at an illustrative 10% a year reducing balance, EMI is about ₹66,000 per crore before fees — check with the calculator. Real offers use the bank’s rate and tenure. SBI’s published personal-LAP LTV band (about 50–65% of home value, checked on 27 Oct 2026) is usually higher than industrial shares. The bank decides.
Construction: We help when security is completed or income-earning (ready purchase, LAP, or rent-backed lending). Pure staged construction finance is the bank’s product — not a separate line we sell.
