The decision this page helps you make
You run a manufacturing or trading business in Hosur and need ₹5 crore or more. You own two or three properties: often a factory on a SIPCOT plot, a freehold commercial or residential building in the city, and sometimes land on the Karnataka side near Attibele or Anekal. The question is which property to offer, in what order, and as which facility, so the lender sanctions the right amount without the file stalling on title.
The short version: the property with the cleanest papers goes first. The rest of this page explains why, and what “clean” means in Hosur specifically.
Should I pledge my SIPCOT factory, a freehold property or a Karnataka-side asset?
Should I pledge my SIPCOT factory, a freehold property or a Karnataka-side asset?
Lead with the property that has the cleanest, quickest papers. Each option holds up under some conditions and fails under others.
1. Freehold Tamil Nadu property (shop, office, house or private industrial land)
- Works well when: patta is in the current owner’s name, the title chain is clear with encumbrance certificates for the period the lender asks, planning permission and building licence are in place, and the zone matches the use.
- Slows or fails when: the layout was never regularised, farmland was never converted, or the building is larger than its approval.
2. SIPCOT plot with factory (Hosur Phase I or II, Shoolagiri)
- Works well when: dues are paid, production is running, management is the same as at allotment, and TNPCB consent is valid.
- Slows or fails when: management changed after allotment, dues are pending, the NBFC lender is not listed, or the plot is already charged to your working capital bank.
3. Karnataka-side property (Attibele, Anekal or Bengaluru)
- Works well when: the lender has a Bengaluru legal and valuation panel and the records are in order under Karnataka’s system.
- Slows or fails when: the lender’s Tamil Nadu branch cannot process Karnataka title, which can add weeks.
Treat this as an order of preference, not a rule. A SIPCOT factory can be the strongest collateral of all once its NOC is in hand.
How do I get SIPCOT's NOC to mortgage a Hosur plot to a bank?
How do I get SIPCOT’s NOC to mortgage a Hosur plot to a bank?
Apply online through the Tamil Nadu Single Window Portal. SIPCOT’s published checklist for a bank-mortgage NOC asks for:
- the bank’s sanction letter with terms, and details of the property to be mortgaged;
- a list of directors and the shareholding pattern at allotment and today, certified by a chartered accountant;
- audited accounts for the last three years;
- your consent to operate from the Tamil Nadu Pollution Control Board;
- the earlier NOC and a no-dues certificate, if SIPCOT has issued an NOC to another bank before;
- proof that the lender is a listed NBFC, if the NOC is to be in an NBFC’s favour.
The application fee is ₹5,000 plus GST. Where the management structure has changed since allotment, SIPCOT’s procedure provides for a demand for the differential plot cost and a modified lease deed to be executed and registered, and it allows 30 days for this before the NOC moves on. Ask SIPCOT’s Hosur office early how your change will be treated.
Why this matters in Hosur: SIPCOT’s land portal shows no vacant land for allotment in the Hosur Industrial Park, so many current owners came in by transfer or through a change in the company that holds the plot. In our reading, that makes the change-of-management step the most likely delay on a Hosur SIPCOT file. Check it before you sign a sanction letter with a disbursement deadline.
Does the Hosur Development Plan 2046 zoning affect my loan?
Does the Hosur Development Plan 2046 zoning affect my loan?
Yes. The Hosur Development Plan 2046, prepared for the Hosur New Town Development Authority, was brought into operation by a Government Order dated 20 January 2025. It covers the Hosur City Municipal Corporation, Kelamangalam town panchayat and the surrounding revenue villages.
Lenders’ legal and technical teams check three things agree: the zone on the plan, the approved building plan, and what the building is used for today. Two approvals are needed and they are different: planning permission under the Town and Country Planning Act, and a building licence from the local body. DTCP’s published FAQ says local bodies can approve residential buildings up to 10,000 sq ft and 8 dwelling units, and commercial buildings up to 2,000 sq ft, and that larger buildings need DTCP planning permission. Confirm which authority approved your building and keep both approvals with the title papers.
For a ₹5 crore+ loan the collateral is usually a large commercial building or an industrial shed, so expect the lender to ask for the DTCP-level permission, not just a local building licence.
What does it cost to register a mortgage on Hosur property?
What does it cost to register a mortgage on Hosur property?
If the lender registers a memorandum of deposit of title deeds (MODT) in Tamil Nadu, stamp duty is 0.5% of the loan amount, capped at ₹40,000, and the registration fee is 1%, capped at ₹8,000. At ₹5 crore and above both caps apply, so the MODT itself costs ₹48,000.
Lender processing fees, legal and valuation charges, and any CERSAI filing are separate and vary by lender. Karnataka-side property follows Karnataka’s stamp and registration rules, which are not covered here.
Should a Hosur manufacturer take a term LAP or an overdraft against property?
Should a Hosur manufacturer take a term LAP or an overdraft against property?
Match the facility to the use of money:
- Term LAP: a new press, moulding or machining line, a shed extension, buying out a co-owner, or retiring a costlier loan. The payback is fixed, so the repayment schedule should match it.
- Overdraft against property: OEM payment delays, raw-material price swings in steel, aluminium or copper, or a stock build ahead of a model launch. You pay interest only on what you draw.
- Both: common at ₹5 crore+. One property can secure a term LAP and an OD, with the split written into the sanction letter.
If the need is driven by stock and receivables rather than property, a cash credit limit may fit better. See overdraft loans and working capital loans for how we compare them.
How do lenders value an industrial shed in Hosur compared with a house or shop?
How do lenders value an industrial shed in Hosur compared with a house or shop?
Lenders usually lend a lower share of value against industrial property than against a house, shop or office, because an industrial shed has fewer buyers if it ever has to be sold. A SIPCOT plot is usually held on lease from SIPCOT, so it is valued on the lease interest that remains, not as freehold land.
The shed is valued on built-up cost less depreciation. Machinery is not part of the property value, although it can be hypothecated separately for a term loan. SIPCOT’s published allotment price for Hosur Industrial Park plots, ₹187 lakh an acre for industrial land when we checked, is a useful reference point when you compare a valuation report against the market.
Is your Hosur property already let to a company?
Is your Hosur property already let to a company?
If a company tenant pays you rent on a registered lease, the rent itself can repay the loan. That is a different product with its own sizing and documents, covered on our page on LRD loan in Hosur (lease rental discounting). It also explains a loan against leased property in Hosur, including rental agreements, let-out offices and godowns, and a loan against warehouse rent in Hosur. This page is about borrowing against property you occupy or against your business income; where rent is informal, it can still count as income in a LAP.

- Auto-component and two-wheeler supply chain: sheet metal, forging, machining and plastics units, many on SIPCOT plots in Hosur Phase I and II.
- Future-mobility and EV suppliers: SIPCOT’s Shoolagiri park (Hosur Phase IV) has a dedicated Future Mobility Park alongside a general engineering park.
- Electronics and electrical assembly: units in SIPCOT and on private industrial land outside it.
- Promoter families: commercial buildings in the city corporation area, residential property in Hosur, and land across the border in Bengaluru Urban district.
Worked example (illustrative numbers)
Worked example (illustrative numbers)
A Hosur sheet-metal supplier to two-wheeler makers needs ₹11 crore: ₹6 crore for a new press line and ₹5 crore of overdraft for longer OEM payment cycles. It owns:
- A SIPCOT Hosur Phase II plot with a factory, allotted in 2011 to a partnership that became a private limited company in 2024.
- The promoter’s freehold commercial building in the city, with planning permission, building licence and patta in his name. Illustrative market value: ₹12 crore.
- A residential plot near Attibele on the Karnataka side.
How we would sequence it:
- The commercial building goes first. It can secure the ₹5 crore OD and part of the press-line funding quickly, because its title and approvals are clean.
- The SIPCOT factory comes next. The 2024 conversion is a change of management, so we expect SIPCOT to ask for the differential plot cost and a modified lease deed before its NOC. We would budget time for that before agreeing a disbursement date.
- The Attibele plot stays out unless the lender needs more cover. It would add a Karnataka legal and valuation process for little extra value.
- If the factory is already charged to the company’s working capital bank (registered with the Registrar of Companies on Form CHG-1), the new lender will need that charge satisfied (Form CHG-4) or a no-objection for a shared or second charge before it takes the factory as security.
- MODT on ₹11 crore: stamp duty is capped at ₹40,000 and the registration fee at ₹8,000, so ₹48,000.
All values, dates and the facility split are illustrative only. They are not an offer or any lender’s policy; your sanction letter governs.
