How much Loan Against Property can you get? Eligibility calculator

Your LAP eligibility is the lower of two limits: the income-based limit (the loan your maximum affordable EMI supports, after existing EMIs, at the lender's FOIR cap) and the property-based limit (market value × loan-to-value ratio). Enter your numbers below to see both and identify which one is holding you back.

Indicative only. Lenders apply their own income rules, FOIR, LTV and rates.

How does the calculator work?

  1. EMI room = monthly income × FOIR − EMIs you already pay. FOIR is the share of income a bank lets go to all EMIs.
  2. Income limit = the loan that EMI room can repay at your rate and years: EMI × ((1 + r)n − 1) ÷ (r × (1 + r)n), where r is the monthly rate and n the number of months.
  3. Property limit = property value × LTV. For home loans, the RBI cap below is also applied.
  4. Your loan = the lower of the income limit and the property limit.

Worked example

Income ₹12 lakh a month, FOIR 60%, old EMIs ₹2 lakh: EMI room = ₹7.2 lakh − ₹2 lakh = ₹5.2 lakh. At 10% for 15 years, that repays about ₹4.84 crore. Property ₹8 crore × 60% = ₹4.80 crore. The lower one wins, so the estimate is ₹4.80 crore and the property value decides.

What is the RBI limit on home loans?

For a home loan, RBI sets the most a bank can lend against the home's value:

Loan sizeMost the bank can lend
Up to ₹30 lakh90% of value
₹30 lakh to ₹75 lakh80% of value
Above ₹75 lakh75% of value

Stamp duty and registration are not counted in the value (except for homes up to ₹10 lakh). Source: RBI Master Circular on Housing Finance, checked 1 Nov 2026. A loan against property has no single RBI percentage; each bank sets its own. Pick "Home loan" above and the calculator uses these limits.

How do you raise the limit that's holding you back?

  • If income is the constraint: close small high-EMI loans, add a co-applicant, extend tenure, or consider a lender programme (gross receipts, banking surrogate, GST) — see alternate income programmes.
  • If property is the constraint: offer an additional property, choose a lender with higher LTV for your property type, or fix approval/deviation issues that reduce valuation.

Frequently asked questions

Why is my eligible amount limited by property value?

Lenders cap the loan at a percentage of the property market value (LTV). Even with high income, the loan cannot exceed that cap. The sanctioned amount is the lower of the income-based and property-based limits.

What Fixed Obligation to Income Ratio (FOIR) should I enter?

Lenders commonly use about 50–70% depending on income level, product and profile. Try 60% as a middle estimate and compare.

What income should I enter?

Use eligible monthly income: annual net profit as per ITR plus depreciation and other add-backs your lender permits, divided by 12. Add documented co-applicant income if applicable.
