How does the calculator work?
JR Loan Advisors, Chennai: in Tamil Nadu a sale deed usually costs 7% stamp duty plus 2% registration fee. Stamp duty is a tax you pay to the state when you buy property. The registration fee is what the Sub-Registrar charges to record the sale. Both are worked out on the higher of the price in your agreement and the government guideline value.
- Value used = the higher of agreement value and guideline value.
- Stamp duty = value used × 7%.
- Registration fee = value used × 2% (1% for an eligible woman buyer up to ₹10 lakh).
Worked example
Agreement ₹80 lakh, guideline value ₹75 lakh. Value used = ₹80 lakh. Stamp duty = ₹80 lakh × 7% = ₹5,60,000. Registration = ₹80 lakh × 2% = ₹1,60,000. Total = ₹7,20,000, so the all-in cost is about ₹87.2 lakh.
Buying a new flat in Chennai?
Check the project on TNRERA before you pay. A project on more than 500 sq m of land with more than 8 flats must be registered there (RERA Act 2016, Section 3, checked 1 Nov 2026). Look up the guideline value for your street on tnreginet.gov.in; stamp duty is paid on the higher of that value and your price.

Frequently asked questions
Is this the official TNREGINET calculator?
No. It is an indicative helper using commonly applied Tamil Nadu sale-deed rates (7% stamp duty + 2% registration fee from 1 April 2023). Confirm the exact duty for your instrument on TNREGINET or at the Sub-Registrar before you pay.
Why is registration shown as 2% not 4%?
G.O.(Ms.) No.34, Commercial Taxes and Registration (J2), dated 30 March 2023, effective 1 April 2023, reduced registration fee on relevant conveyances to 2%. Some older articles still say 4%.
How does the women concession work here?
G.O. Ms. No.77 (29 March 2025, w.e.f. 1 April 2025) allows 1% registration fee for woman/women-only purchasers on property up to ₹10 lakh, subject to notification conditions. Toggle it only if those conditions fit — this tool does not check every condition.
Should I enter agreement value or guideline value?
Enter both if you know them. Duty is generally computed on the higher of consideration and guideline value for a typical sale.
