Rates verified on 27 October 2026 on the RBI website: policy repo rate 5.50%, SDF 5.25%, MSF and Bank Rate 5.75%. For how banks have passed this on (including SBI’s 15 October revision), see banks pass on the repo hike and the Chennai property and rent loan rate tracker.
Official decision (7 October 2026)
The Monetary Policy Committee’s 63rd meeting ran from 5 to 7 October 2026. After assessing macroeconomic and financial conditions, the MPC voted unanimously to increase the policy repo rate under the LAF by 25 basis points to 5.50%.
Consequently, as stated in the RBI resolution:
- Standing Deposit Facility (SDF) rate: 5.25%
- Marginal Standing Facility (MSF) rate and Bank Rate: 5.75%
- Stance: changed to calibrated tightening

What is the MSF rate, and what does it mean?
MSF means marginal standing facility. When a bank runs short of cash at the end of the day, it can borrow from the RBI for one night through this window. The bank pays the MSF rate, which is now 5.75%. That is 0.25% above the repo rate of 5.50%.
You do not pay the MSF rate on your loan. A floating-rate loan follows the repo rate or another benchmark named in your sanction letter.
What “calibrated tightening” signals
The resolution states that, given current conditions, rate cuts are off the table in the near term, and that policy action ahead can only be a rate hike or a pause, depending on evolving conditions and the outlook. The duration and extent of any hike cycle would depend on growth–inflation developments, especially underlying inflation and second-round effects of supply shocks.
Two members preferred retaining a neutral stance; the rate hike itself was unanimous.
How floating-rate loans actually reset
Most new floating-rate retail home loans and many LAP facilities in India are linked to an external benchmark (often the policy repo) plus a lender spread set at sanction. When the benchmark moves:
- The change applies at the next reset in your agreement (monthly, quarterly, or as stated) — not necessarily the afternoon of the press conference.
- Lenders commonly either keep EMI fixed and adjust remaining tenure, or change EMI and keep tenure closer to the original plan.
- Your sanction letter / Key Fact Statement (KFS) states which pattern applies. Ask the lender for it in writing if you do not have it.
Use the EMI calculator only for scenarios, not as a lender quote.
Working capital (CC / OD) and the same reset logic
For cash credit and overdraft facilities linked to an external benchmark, the interest rate on utilisation can move at the next reset. Interest is still charged mainly on the amount drawn, so drawing power, stock/debtor statements and renewal timing matter as much as the headline repo move. See how banks assess CC/OD limits.
Context the MPC cited (facts only)
From the same RBI statement (no forecast from this site):
- Real GDP growth for 2026-27 is projected at 7.1%.
- CPI inflation for 2026-27 is projected at 5.2%.
- Near-term inflation pressures were linked to supply-side factors (including energy and monsoon-related risks) and some broadening in core measures.
- MPC minutes are scheduled for publication on 21 October 2026.
- The next MPC meeting is scheduled for 2–4 December 2026.
What this note will not do
- Predict whether the December MPC will hike or pause.
- Promise that any lender will pass through the full 25 bps on a particular date.
- Quote a “best” home-loan or LAP rate.
- Urge a panic balance transfer or a switch to fixed rate without a file-level comparison.
Practical checklist after this decision
- Confirm whether your loan is floating and which benchmark it uses.
- Note your reset frequency and the last lender communication after prior policy moves.
- Wait for the lender’s SMS, email or letter before recalculating EMI or tenure.
- If you are mid-purchase in Chennai, keep property checks and eligibility alongside rate headlines — see how banks value property for LAP.
