Most Salem buildings that earn serious rent sit on the arterial roads leading to the bypass and the highways towards Bengaluru, Coimbatore and Chennai. A typical owner here has a vehicle showroom at the front, a few offices above and a godown behind, often built in stages over twenty years. That history matters more to an LRD lender than the rent figure.
Which facility fits your Salem property?
| Salem situation | What usually fits |
|---|---|
| Showroom let to a dealer that is a private limited company, lease registered, lock-in in place | LRD, if the dealer signs the escrow letter |
| Building with one bank branch plus several local traders | LRD on the bank’s rent, LAP for the rest, or a single LAP |
| Godown let to a local stockist | LAP with rental income |
| Floors added beyond the approved plan | Regularise first; otherwise only the approved part counts |

Who rents property in Salem, and how lenders see each tenant
Which Salem tenants do lenders trust for LRD?
Vehicle and tractor dealers are among the steadiest Salem tenants, but a dealership is usually a proprietorship or a small private company tied to one manufacturer’s franchise. A lender asks how long the franchise has run and what happens to the lease if the dealer loses it.
Bank branches and ATMs are the tenants credit teams like most, because the lessee is a regulated bank. The catch is size: one branch rarely pays enough rent on its own to support a ₹5 crore loan, so it is usually one of several tenants in the building.
Distributors of FMCG, pharma and building materials take godowns on the edge of town. Where the lessee is a national logistics company, the file reads like LRD. Where it is a local stockist, it reads like LAP.
The staged-construction problem
What happens if my Salem building was extended without approval?
Many Salem commercial buildings were approved for two floors and later extended. A lender’s technical valuer compares the approved plan with what stands on the site. Unapproved floors are usually excluded from the value, and rent from tenants on those floors may be excluded too. If your top floor has a bank or a corporate office, get the extension regularised before you apply, not after.
Seasonality in the tenant's business
What if my tenant pays rent late in the off-season?
Sago and starch, textiles and agri trading run in seasons. A tenant whose own cash flow dips for part of the year sometimes pays rent late in those months. The lender sees this in your bank statements as irregular credits. An LRD escrow fixes the routing, but the credit manager will still ask why the rent arrived late in a given quarter, so keep the explanation ready.
