# Your LRD or LAP just reset after the hike — do these four triggers say a BT or top-up is worth it?

> On 7 October 2026 the RBI raised the policy repo rate by 25 basis points to 5.50%. Listed banks then filed matching increases in repo-linked lending rates (for example Bank of Baroda BRLLR 7.90% → 8.15%, PNB and IOB RLLR 8.10% → 8.35%, effective 8 October 2026). If you already hold a large LRD or LAP, that reset is a natural moment to ask whether a balance transfer, a top-up, or both is worth the switching cost — not whether the headline rate alone looks cheaper. Use four review triggers: rent escalated or lease renewed; current rate above post-hike market; need for fresh capital; stronger tenant or longer lock-in. Compare interest savings over your expected holding period with foreclosure or prepayment, processing, legal, valuation, escrow re-set and stamp/documentation costs. Assess any top-up separately as additional debt, including its interest, fees and repayment obligations.

## Why this matters after 7–15 Oct 2026

At its **5–7 October 2026** meeting, the MPC **unanimously voted to raise the policy repo rate by 25 bps to 5.50%**. The **SDF rate became 5.25%**, and the **MSF rate and Bank Rate became 5.75%**. The stance changed to **calibrated tightening**. Within a day, listed banks informed the exchanges of matching increases to repo-linked benchmarks (examples filed for Bank of Baroda, PNB and Indian Overseas Bank effective **8 October 2026**; SBI also revised EBLR / RLLR / MCLR effective **15 October 2026** — see [banks pass on the repo hike](/news/banks-pass-on-repo-hike-rllr-october-2026/)).

For a **₹5 Cr+** landlord or promoter in **Chennai / Tamil Nadu** with an existing [lease rental discounting](/services/lease-rental-discounting/) or [loan against property](/services/loan-against-property/) facility:

- The **benchmark** on a repo-linked loan typically moves at the **next reset**; the **spread** on the sanction letter usually stays the same unless the lender re-prices it.
- An older NBFC pricing, a pre-cut spread that never came down, or a lease that has since escalated can leave the facility **under-drawn or over-priced** relative to what a clean re-underwrite might support — but only after switching costs.
- Aggregate system measures such as fresh-loan WALR (see [WALR vs repo](/news/rbi-bulletin-walr-vs-repo-fresh-loans-october-2026/)) do **not** tell you whether *your* quote should move.

This note is a **review checklist**, not a promise that a transfer or top-up will clear, or at any particular rate.

## Four review triggers (any one is enough to flag)

Review these four triggers against your current sanction letter, lease and funding needs:

| # | Trigger | Usual move | Why it matters |
|---|---|---|---|
| 1 | **Rent escalated or lease renewed** | Top-up | Higher contracted rentals can support a larger present value — release headroom without a brand-new facility story. |
| 2 | **Current rate above post-hike market** | Balance transfer | Banks passed through +25 bps on many RLLR/EBLR lines from 8–15 Oct 2026; an older spread or NBFC book may still sit high versus what a competing lender would offer *today*. |
| 3 | **Need fresh capital** | Top-up, or transfer + top-up | Existing contracted rentals may support additional borrowing, subject to lender assessment. Compare its total cost and repayment obligations with other available funding options. |
| 4 | **Stronger tenant or longer lock-in** | Transfer + re-size | A better lease / tenant profile can re-underwrite to different quantum, tenor or structure than the original sanction. |

Any **one** trigger is enough to open the file. None of them, alone, is enough to recommend a move.

## All-in switching-cost gate: does a move justify its costs?

Compare **interest savings over your expected holding period** with all applicable switching costs. Assess any top-up separately as additional borrowing, including its interest, fees and repayment obligations. Do **not** decide on headline rate alone:

1. **Foreclosure / prepayment** — confirm applicable charges and any exemption in writing with the existing lender.
2. **Fresh processing, legal and valuation** at the new lender.
3. **Escrow re-set** (LRD rent escrow, account mandates, NOC chain).
4. **Stamp / documentation** on transfer under applicable **state** rules (Tamil Nadu files: confirm current practice with counsel — do not guess a rupee figure from this page).

For a rate-saving transfer, proceed only if expected interest savings exceed switching costs within your realistic holding period. If additional capital is the objective, compare the total cost and repayment obligations with other available funding options. If neither case clears, stay put and tidy the file for the next renewal instead.

## What to check on the sanction letter (and lease pack)

1. **Benchmark name and %** — RLLR / EBLR / MCLR / other, and the exact figure on the letter or Key Fact Statement.
2. **Spread / mark-up** — components and when the lender may change them.
3. **Next reset date and frequency** — when the October (or later) move hits *your* account.
4. **EMI vs tenure path** — whether the lender raises EMI or extends tenure when the rate moves.
5. **Outstanding, unexpired tenor, foreclosure clause** — numbers you need for the all-in gate.
6. **Lease facts** — unexpired term, rent schedule, last escalation, tenant name / credit profile, lock-in and exit.
7. **Security / escrow** — who holds the escrow, what NOCs a transfer needs, and any prior charge on the property (MCA if public).
8. **Product path** — pure [balance transfer / top-up](/services/balance-transfer-top-up/) versus a re-sized LRD versus a LAP takeout; they are underwritten differently.

## Worked sketch (illustrative only — not a quote)

Suppose a Chennai office LRD has **₹12 crore** outstanding, **9 years** remaining and a repo-linked floating rate. Its lease renewed with a **15% rent escalation** last year. The higher contracted rent may justify a fresh assessment of borrowing headroom; eligibility depends on the lender’s loan checking and approval. Assume, for illustration, that the benchmark increase passes through at the next contractual reset and another lender offers a tighter spread with a possible top-up.

Before anyone celebrates the spread:

- **Total switching costs:** Add applicable foreclosure or prepayment, processing, legal, valuation, escrow re-set and stamp/documentation costs.
- **Compare like for like:** Compare interest costs on the same outstanding balance and repayment schedule over your expected holding period. Break-even occurs when cumulative interest savings cover switching costs.
- **Assess the top-up separately:** Include its interest, fees and repayment obligations. Compare the complete proposal with retaining or renegotiating the existing facility.

If break-even is longer than your realistic hold period — or if the incumbent will match the spread at renewal with lower friction — **do not switch**.

## Frequently asked questions

### Does every LRD or LAP need a balance transfer after the October 2026 repo hike?

No. A hike resets the benchmark on many floating facilities; it does not automatically make a switch worthwhile. Compare your spread, remaining tenor, foreclosure and fresh costs, and how long you will keep the loan. Many files are better served by negotiating at renewal than by moving.

### What is the difference between an LRD top-up and a balance transfer?

A top-up raises the drawable amount on the same (or transferred) lease-backed facility when rentals or lease terms now support a higher present value. A balance transfer moves the outstanding to another lender — usually to improve the rate, tenor or structure — and can be combined with a top-up on transfer.

### Which costs should I net before I switch?

At minimum: foreclosure or prepayment on the existing facility; fresh processing, legal and valuation; escrow re-set; and stamp or documentation on transfer under the applicable state rules. Decide on the all-in number, not the headline rate.

### My loan is on MCLR (a bank lending rate), not RLLR. Do the bank filings still matter?

Indirectly. Repo-linked filings show how some lenders passed through the October hike. An MCLR-linked LRD or LAP moves only when the lender revises MCLR and your reset date arrives. Ask for both dates and the current spread in writing.

### Where can I see published Chennai LAP / LRD ranges?

Use the [Chennai property and rent loan rate tracker](/chennai-lap-lrd-rate-tracker/) for published ranges with sources and check dates. Treat those as a map, not a quote. Run scenarios on the [EMI calculator](/tools/emi-calculator/) only for illustration.
