## The decision this page helps you make

For a **₹5 crore+** Chennai or Tamil Nadu loan, a bank sales officer, DSA, broker and advisor work for different people. Only the **lender** sanctions. This page compares roles so you know whom to trust with your documents.

## Page job (Round-15)

**Role-comparison only** (agent vs DSA vs advisor). Who-helps for a Chennai ₹5 crore+ file lives on [loan consultant in Chennai](/loan-consultant-chennai/) — not here.

## How do a loan agent, DSA, broker and advisor differ?

| | Bank sales officer | Loan agent / DSA (one lender) | Loan broker / multi-lender DSA | Loan advisor / loan consultant |
|---|---|---|---|---|
| **Engaged by** | The bank (employee) | One bank or NBFC | Several lenders | You, the borrower |
| **Usually paid by** | Bank salary and incentives | That lender's commission | Commission from whichever lender disburses | A fee you agree, lender commission disclosed, or both |
| **Compares lenders?** | No, one bank's products | No | Sometimes, among its tie-ups | Yes, that is the job |
| **Prepares the credit case?** | Partly | Mostly collects documents | Varies | Reconciles financials, title and structure before submission |
| **Sanctions the loan?** | No, credit decides | No | No | No |

Two points hold for all of them. First, **only the lender sanctions** a loan, on its own policy. Second, the lender stays responsible for the agents it engages. RBI's [Guidelines on Managing Risks and Code of Conduct in Outsourcing of Financial Services by banks (3 Nov 2006)](https://www.rbi.org.in/Scripts/NotificationUser.aspx?Id=3148) require banks to train and supervise their direct sales agents, and RBI has [reiterated](https://www.rbi.org.in/Scripts/NotificationUser.aspx?Id=9597&Mode=0) that outsourcing does not diminish the bank's own obligations. The lender's [Fair Practices Code](https://www.rbi.org.in/Scripts/NotificationUser.aspx?Id=1172&Mode=0) also governs how loan applications are handled, and since 2007 [lenders must give the main reasons for rejecting any loan application in writing](https://rbi.org.in/Scripts/NotificationUser.aspx?Id=3315). For digital sourcing, the [RBI (Digital Lending) Directions, 2025](https://www.rbi.org.in/Scripts/BS_ViewMasDirections.aspx?id=12848) say the same: the lender remains fully responsible for its lending service providers.

## When is a DSA or loan agent enough?

A lender's DSA or loan agent is usually a sensible, low-cost route when **all** of these hold:

- You already know which bank you want, and its policy clearly fits you (salaried or simple income, clean bureau report).
- The property title is straightforward: a clear chain, current EC and patta, and an approved plan with no deviations.
- The amount is well inside what your income and the property comfortably support.

## When does an advisor or loan consultant earn their place?

An advisor tends to add value when **any** of these apply, which is common in ₹5 crore+ business files:

- Income is self-employed or business income, and ITR, GST, financials and banking tell slightly different stories.
- The property has a title gap, an approval deviation, or is commercial, industrial or partly let.
- You need a structure decision: LAP or [mortgage loan](/mortgage-loan-chennai/), [LRD](/lease-rental-discounting-chennai/) against rent, a commercial property purchase loan, or [working capital](/working-capital-loan-chennai/) through CC/OD.
- A bank has already declined or cut your loan, and you need to know why before applying elsewhere.
- Lenders price the same file differently, and you want the shortlist reasoned rather than whichever bank the agent is tied to.

<div class="fold-body">

## Worked example (illustrative numbers)

A Chennai textile trader wants **₹12 crore** against a commercial building in which half the floors are let.

- **Through a single-bank agent:** the file goes to that bank as a plain LAP. Its policy caps commercial LTV and counts only part of the rent, so the offer comes back near ₹8 crore.
- **Through an advisor:** the file is split into an [LRD loan](/lease-rental-discounting-chennai/) on the let floors (rent assigned to the lender) and a LAP on the rest, after the lease registration and EC are pre-checked. It is then shortlisted to lenders whose published policy accepts commercial collateral at that ticket size.

The numbers are illustrative only and not an offer. The point is that the **structure and lender choice** often matter more than who carries the file. You can see current published lender rates on our [Chennai property and rent loan rate tracker](/chennai-lap-lrd-rate-tracker/).

<summary>Five questions to ask any loan agent, DSA or consultant</summary>
<div class="fold-body">

## Five questions to ask any loan agent, DSA or consultant

1. **Who engages and pays you?** Ask for it in writing, along with any fee.
2. **Which lenders will you show me, and why those?**
3. **What will the credit desk question in my file?** A good answer is specific: income gaps, title, end-use, ratios.
4. **Will I see the Key Facts Statement before I sign?** RBI's [KFS directions (15 April 2024)](https://www.rbi.org.in/Scripts/NotificationUser.aspx?Id=12663&Mode=0) require lenders to give one, showing the annual percentage rate and all charges.
5. **What happens if the file is not ready?** You want to hear "we fix it first", not "we'll try everywhere".

We answer the same five questions ourselves. [CA Jitendraa Rathi](/about/) is a Chartered Accountant (CA membership number 217936) with 20 years of experience in credit and lending. ## Frequently asked questions

### What is a DSA in a loan?

DSA stands for direct selling agent: a person or firm a bank or NBFC engages to source loan applications for it. The lender pays the DSA, usually as a commission on disbursed loans, and the lender remains responsible for how its agents deal with customers. A DSA does not sanction loans.

### Is a loan agent the same as a loan broker or DSA?

In everyday Chennai usage, loan agent, loan broker and DSA mean much the same thing: someone who brings your application to a lender and is paid by that lender. Some are tied to one bank; others hold arrangements with several lenders and compare them for you.

### How is a loan consultant or loan advisor different from a loan agent?

A loan consultant, loan advisor or loan financial consultant works on your side of the table: reconciling your financials, checking property papers, choosing the structure and shortlisting lenders before anything is submitted. The test is simple: ask who the person is engaged by, how they are paid, and whether they will show you more than one lender's terms.

### Should I pay a loan agent a fee?

Read every fee in writing before you pay anything. A lender's own DSA is normally paid by the lender. Never pay cash to someone promising a sure-shot sanction, and never let anyone other than the lender collect your processing fee. Lender charges appear in the Key Facts Statement the lender must give you before you sign.

### How is JR Loan Advisors paid?

You may pay us a fee. We tell you the amount in writing before we start. Sometimes the bank also pays us. If it does, we tell you.

### Do you handle personal loans or small loans?

No. JR Loan Advisors typically works on secured and business requirements of ₹5 crore and above: LAP, mortgage loans, commercial property purchase loans, LRD, and working capital and SME funding for business owners across Tamil Nadu.
