# Why do LAP and business loans get rejected — and how do you fix it before applying?

> Loans are often rejected because of property paper gaps, low income, or bad credit history. Most of these problems can be fixed if you check them before you apply. We help you find and fix these issues.

Over the years I have declined many loan proposals — and approved many that other lenders had turned down. The reasons for rejection are surprisingly repetitive. Here are the twelve I saw most often, in roughly the order they appear in a credit review, along with what you can do about each.

## 1. Why does the property's title cause rejections?

A break in the title chain — a missing parent document, an unregistered sale agreement in the chain, a succession not properly documented, an unclear partition, or a power of attorney sale — means the lender cannot create an enforceable mortgage. **Fix:** have the full chain reviewed before you apply; rectify through supplementary or rectification deeds, legal heir certificates or partition deeds as needed. See [Tamil Nadu property documents](/insights/tamil-nadu-property-documents-cmda-dtcp-patta-ec/).

## 2. What if the building isn't approved or deviates from the plan?

Banks need an approved plan (CMDA, DTCP or local body). Major unauthorised floors or a change of use (residential plan, commercial use) can lead to rejection or a valuation only of the approved portion. **Fix:** check deviation before applying; consider lenders that value the approved portion; regularise where a scheme allows.

## 3. Does patta mismatch matter?

Yes. Patta in a previous owner's name, or survey number and extent that don't match the sale deed, prompts queries and delays. **Fix:** apply for patta transfer or correction early — it can take time.

## 4. Why is "income not sufficient" so common?

Because self-employed borrowers often minimise taxable profit. The bank can only use documented income. **Fix:** close small loans, add co-applicants, extend tenure, use the right programme (professional, banking surrogate, GST), or reduce the ask. Read [Fixed Obligation to Income Ratio (FOIR) explained](/insights/foir-loan-eligibility-explained/).

## 5. What happens when ITR, GST and banking don't match?

If GST turnover is ₹30 crore, bank credits are ₹18 crore and ITR shows ₹22 crore, the bank must decide which is true — and usually assumes the worst. **Fix:** reconcile before applying and prepare an explanation note (sales through other banks, stock transfers, intra-group transactions).

## 6. Can a weak credit report sink a strong case?

Yes. Recent overdues, settled accounts, written-off cards, frequent enquiries or high utilisation are major red flags. **Fix:** obtain your reports from the bureaus, dispute errors, close settled accounts properly with no-dues certificates, and pay down revolving balances.

## 7. Why does the bank care about end-use?

Vague end-use ("business purposes") or declared purposes that lenders restrict (such as speculative investment) cause discomfort. **Fix:** write a short end-use note with numbers — what the funds will buy and how that generates repayment.

## 8. Are too many existing loans a problem?

Multiple lenders, many unsecured loans and frequent top-ups suggest stress. **Fix:** consolidate high-cost debt through the new facility and show the improved cash flow clearly in the proposal.

## 9. What about business stability?

Short vintage, frequent changes in business line, or declining turnover make lenders cautious. **Fix:** show continuity — previous experience in the same line, customer relationships, order book — and explain any dips.

## 10. Can location kill a loan?

Yes. Properties with poor access, in flood-prone or negative areas, or facing infrastructure disruption get lower valuations or declines. In 2012 I declined a ₹4 crore balance transfer with a ₹1 crore top-up for a Chennai appliance dealer with clean ratios, because Metro construction barricades would cut off the shop that was also the collateral. That account later went bad elsewhere. **Fix:** offer the strongest property; where location risk exists, address it with additional security.

## 11. Why did the PD go badly?

In the personal discussion, inconsistent answers, a business that doesn't match the papers, or a promoter unfamiliar with their own numbers create doubt. **Fix:** prepare. Know your turnover, margins, top customers and why you need the loan.

## 12. Was it simply the wrong lender?

Often, yes. A lender that avoids industrial property, or doesn't run a gross-receipts programme, or has a lower age limit, will decline a case another lender would happily approve. **Fix:** match your profile to policy before applying — not after three rejections and several bureau enquiries.

## A quick self-check before you apply

| Area | Ask yourself | Green | Red flag |
|---|---|---|---|
| Title | Do I have every parent document for 30 years? | Complete chain, registered | Missing deeds, unregistered agreements, PoA sales |
| Approvals | Is the building as per approved plan? | Approved plan + completion certificate | Extra floors, change of use |
| Patta & EC | Are they in my name and clean? | Patta transferred, EC shows only my purchase | Patta in old owner's name, unexplained entries |
| Income | Does my documented income support the EMI? | FOIR/debt service cover (DSCR) within policy | Needs many exceptions to the bank's rules |
| Consistency | Do ITR, GST and banking agree? | Within explainable range | Large unexplained gaps |
| Credit | Any overdues, settlements or many enquiries? | Clean last 24 months | Recent DPDs, settlements |
| End-use | Can I explain the purpose in two lines? | Specific, productive | Vague or restricted |

If you have even one red flag, fix or explain it **before** the first application. Each rejected application leaves a hard enquiry and, inside lenders, sometimes a note in their own systems that makes the next attempt harder.

## Is a rejection always the end of the road?

No. Many cases I approved had been declined elsewhere — not because the borrower was bad, but because the file had been sent to a lender whose policy didn't fit, or because a fixable issue had not been addressed. Equally, some rejections are a useful warning: if a careful bank officer sees a risk in your plan, it is worth hearing. The goal is not to "push" a loan through, but to present a sound case to the lender most likely to see its merit.

## What should you do after a rejection?

1. Ask the lender for the reason in writing.
2. Stop applying elsewhere until you understand the cause.
3. Get an independent review — ideally from someone who has sat on the credit side.
4. Fix the root cause (documents, structure, co-applicant, amount).
5. Approach one or two best-fit lenders with a clean, explained file.

## What do lenders mean by "policy decline" or "not meeting internal norms"?

These generic phrases usually hide a specific reason — age at maturity, minimum business vintage, negative area or profile lists, property type restrictions, or bureau thresholds. Ask the relationship manager for the actual parameter. Once you know whether the issue is with *you* or with *that lender's policy*, you know whether to fix something or simply go elsewhere.

## Should you hide a past rejection from the next lender?

No. Lenders can often see recent enquiries on your bureau report, and an unexplained enquiry followed by a fresh application raises questions. It is far better to explain briefly what happened and what you have fixed.

## How JR Loan Advisors prevents rejections

We run a pre-submission review that mirrors a bank's credit appraisal: title and approvals, income and FOIR/DSCR, reconciliation of ITR–GST–banking, bureau review, end-use note and lender-fit analysis across public-sector banks, private banks and NBFCs. Then we apply to a lender whose rules fit. The bank alone decides. See [how we get your loan approved](/how-we-get-loans-approved/) or WhatsApp +91 94450 93336 for a frank review of a rejected case.

## Frequently asked questions

### Does a loan rejection affect my CIBIL score?

The rejection itself is not reported as a negative, but each application creates a hard enquiry. Many enquiries in a short period signal credit hunger and can lower your score and make lenders cautious.

### How soon can I reapply after a rejection?

There is no fixed rule, but reapplying immediately to many lenders without fixing the cause usually leads to more rejections. Identify the reason, fix it, then approach the best-fit lender.

### Will the bank tell me why my loan was rejected?

Lenders are expected to communicate the main reasons for rejection of loan applications from MSMEs and others under RBI fair practices guidance. Ask for the reason in writing; it helps you fix the right problem.
